There are several differnt types of permits that you may need before starting a project. Please refer to our
Frequently Asked Questions page if you don't see your answer below. Zoning and Building Permits are the most frequent and will be addressed here.
Zoning PermitsWHEN REQUIRED: A zoning permit is required for any development in the Town that is regulated by the Town's ordinances or by state or federal regulations. These include but are not limited to new residences, additions, sheds, decks, pools, fences over 8' tall, new impervious driveways or patios, etc. If you have a question about a particular situation, please ask first. Chances are it will save you a lot of headache and expense.
HOW TO APPLY: To apply for a zoning permit, please fill out the
Zoning Permit Application and submit with it (2) copies of a site plan identifying the items on the
Residential Site Plan Requirements sheet to the best of your ability. After an application is received, it is checked for compliance and if it meets all applicable requirements you will be notified that your permit is ready to be picked up. The cost of the permit is $25 and is collected when the permit is picked up. A field inspection will be made to ensure what was permitted was in fact in compliance.
Building PermitsWHEN REQUIRED: A building permit is required for any structure that 1)has a dimension greater than 12' or 2) Affects any structural portion of a residential or commercial building 3) Costs more than $5,000 in materials & labor. Some examples include a porch roof attached to your house, a 10' by 14' shed or deck, renovations that cost more than $5,000 or that involve changing plumbing, electrical, or mechanical design. Items that don't typically require a permit include a 12' by 12' shed or detatched deck, replacing siding or shingles unless the underlying sheathing needs repaired/replaced, and fences under 8' in height. If you have a situation and need to know whether or not a permit is required, just ask. The building permit process and requirements are as difficult as you might think.
HOW TO APPLY: To apply for a building permit, please fill out the
Building Permit Application and submit with it (3) copies or your construction materials and/or drawings. Other forms may be required as well for larger projects, please take a look at the list on the left side to see if you feel there are any you need. I will let you know if I need something in addition to what was submitted. Once I receive all the necessary paperwork and find it to be incompliance with the state building code and other applicable regulaions. I will call you to let you your permit is ready to be picked up and what the fee is. A list of required inspections will typically accompany your permit as well as stamped copies of your plans. One of these stamped sets and the permit itself should remain on the job site until after the final inspection and a certicate of compliance is issued. Inspections should be scheduled a day in advance, if possible.
